Privacy policy

This policy explains what happens with your data when you visit instyleinvestments.com. The controller is Instyle Investments, address and contact as above.

Visiting the website

When you open a page, your browser sends the usual technical data to our server: IP address, date and time, the page requested, browser and operating system, and the page you came from. We need this to deliver the website and to protect it against misuse. These server logs are kept for a short time only and are not combined with other data.

Cookies and what your browser keeps

We do not use tracking or advertising cookies, no analytics software and no advertising pixels. Saved properties, saved searches, recently viewed properties, the comparison list, the contact details you last typed into a form and, if you signed in, your session token are stored in your own browser (local storage). They stay on your device, we cannot read them, and you can remove them by clearing your browser data or by signing out.

Inquiries, viewings and calls

When you send an inquiry, ask a question, offer a property for sale or book a viewing or a call, we receive the name, email address, phone number, message and property you entered, together with the date and time. We use this to answer you and to arrange the appointment; an agent may contact you by email, phone or WhatsApp. The legal basis is your request (steps prior to a contract, Art. 6(1)(b) GDPR where the GDPR applies). The data is stored in our property system, which International Tech operates on our behalf under a data processing agreement. We keep inquiries for as long as we are in contact with you and as long as local law requires us to keep business records.

AI assistance

Our property system uses AI language models, reached through OpenRouter and Anthropic, to help sort incoming inquiries and prepare replies for our agents. For this the content of your inquiry is sent to these providers, which process it on our behalf and may be located outside your country, including in the United States.

Client account

An account is optional. If you create one, we store your email address, your name and phone number if you gave them, your password in encrypted form, and the search profile and answers you save in the client area, so that we can show you matching properties. You can delete the account at any time in the client area; we then remove your name, email address and phone number from our records.

Offers by email

If you have sent us an inquiry and did not object, we may occasionally email you properties and offers from Instyle Investments and its sister companies InStyle Residences and InStyle Club. You can object at any time by replying to any email or using the unsubscribe link contained in every email; we then stop immediately.

Service providers

These providers see your IP address because that is how the internet delivers a file — nothing else is passed to them. Fonts are served from our own server.

Videos

Some listings contain a video from YouTube or Vimeo. The video is loaded only when you click play — until then no connection to YouTube or Vimeo is made. We use YouTube’s privacy-enhanced mode and Vimeo’s “do not track” setting; once you start a video, the respective provider processes your data under its own privacy policy, which may include a transfer to the United States.

Links to other services

Links to WhatsApp, Google Maps, Instagram, TikTok, Facebook and YouTube take you to those services; their own privacy policies apply there. Nothing is loaded from them before you click.

Your rights

You can ask us what we store about you, have it corrected, or have it deleted. Write to am@instyleinvestments.com and we will answer. If you are in the European Union or the United Kingdom, the GDPR rights of access, rectification, erasure, restriction, data portability and objection apply to you, and you may complain to your supervisory authority.

Children

The website is meant for adults looking for property. It is not directed at children, and we do not knowingly collect data from them.

Changes

If this policy changes, the new version appears on this page with a new date.
